Traveller Eviction
Having travellers trespass on your property can be very costly and inconvenient, often harassing neighbours, acting inconsiderately and with little regard for the law.
Gypsy Removal
The Roma people (often sometimes referred to as Gypsies) have a proud and long tradition, especially in central and eastern Europe. However, it’s Itinerant trespass by Travellers (commonly also often called gypsy, gypsies, gyppo’s or pikey’s) who cause most problems by occupying your land without consent. Caravans, vehicles, dogs and horses can restrict access to your land or private road. Gates may have been broken open and fences destroyed. Buildings may be trashed, and refuse and rubbish collecting on site can cause health concerns as well as being a general nuisance for neighbours.
Easy Targets
Often poorly protected and with many access points, open land, car parks, industrial areas and development sites are frequently targeted by trespassers and Gypsies, looking for transient locations to set up illegal encampments. However, these camps can quickly grow as news of unchallenged access spreads, and more caravans, vehicles and travellers head for the site.
With little regard for surroundings or neighbours and no amenities to the handle rubbish generated by itinerant travellers, the encampment can quickly turn into an area strewn with human and animal waste as well as discarded litter, meaning it also poses an environmental problem. Often there is also damage to property, with fences and gates broken, whilst theft from local shops and houses is frequently reported.
Costly Repairs
Unfortunately, it’s usually only when the encampment leaves that the true extent of the damage is realised as unwanted debris and fly-tipping is exposed. It goes without saying that the longer trespassers are on site, the worse build-up and damage will be and the more expensive the cost will be to the landlord of removal and repair and the greater the headache and inconvenience.
A professional and legal approach is also the most effective one if you want your site restored to you with minimum fuss and cost.

The Options
Immediate Response
Swift removal is essential, preventing the encampment taking root, growing out-of-hand and limiting significantly the damage. Responding immediately to your call, our teams of specialist bailiffs – with national coverage – can usually attend site in a matter of hours to recommend the most appropriate action and start the process of returning the site to its rightful owner.
How we Do It
The Secure Site Enforcement & Eviction Team has two methods at its disposal to evict trespassers, Gypsies or itinerant travellers:
- Obtaining an Order for Repossession through the County or High Court
- Gaining possession under Common Law
Court Eviction
Attention To Detail
There is a set procedure which needs to be followed exactly when making an application through the County Court or High Court which is the reason it usually involves a solicitor or barrister in order to satisfy all the criteria. This includes proving that all stages have been carried out at the specified times and that travellers have been served Notice of a Court Hearing, to allow them to appear before the Court if they wish to make a case for retaining occupation of the site. The process through the Courts is therefore protracted and can be expensive.
Common Law Eviction With 100% Success Rate
Using The Criminal Justice and Public Order Act 1994 and under Common Law, any landowner has the right to evict trespassers from their land or property within the first 24 hours. With this right assigned to an agent or representative, Secure Site’s experienced Enforcement & Eviction team acts on the landlord’s behalf and strictly follows the law in a stage-by-stage having a 100% record in successfully evicting trespassers, quickly and cost-effectively, from landlords’ properties and land.
Clear Stages
Stage One
The client calls to explain the situation and we outline the process and confirm the charges for eviction. Upon receiving a written instruction from the landlord, the Secure Site Enforcement & Eviction Team immediately visits the site, to open up dialogue with the trespassers, carry out social needs and proper risk assessments and to liaise with the local Police for a united approach, prior to serving notices.
Stage Two
Subject to the necessary risk assessments being in place, our bailiffs post eviction notices on trespassers/Gypsies’ vehicles, the same day, in full view, informing them of a 24-hour deadline to vacate the site, or be forcibly removed. This is all carried out with local Police awareness at all times and you are kept informed at every stage.
Stage Three
Our bailiffs and eviction team monitor the site during the 24-hour notice period, returning on its expiry to supervise the trespassers as they leave. When carried out swiftly and professionally, trespassers realise that ignoring eviction notices is futile and will result in their ejection. In these cases, the trespassers leave of their own accord.
Stage Four
In the unlikely event that the trespassers refuse to leave the land, then there is no option but to forcibly (and totally legally) remove their vehicles from site using tow trucks and lifting equipment, if necessary, to a safe storage area.
Free Advice On Clear-Up & Prevention
After the eviction, Secure Site’s waste clearance and disposal teams are deployed on the site to remove fly-tipped rubbish including human & dog faeces, restoring the site to a safe environment, whilst a recurrence can be prevented by installing concrete barriers or fencing to perimeters or openings.
With a 100% success rate for evictions and a process that is far quicker than applying to the Courts for a Possession Order, instructing Secure Site UK to remove illegal trespassers means your site is vacated sooner, with less mess and damage, or disturbance to neighbourhoods – as well as less expense for you, the landlord.
